Residential · Kitchen Remodel

Oak Hollow Kitchen Concept

A closed galley kitchen reimagined as an open working core for a family that cooks and entertains in the same room.

Design Challenge
The original plan separated cooking, prep, and gathering into three cramped zones, and a load-bearing wall sat directly between the range and the dining area.
Scope Concept
Concept scope covers structural beam substitution for the removed wall, relocated plumbing and gas runs, full custom cabinetry, stone fabrication, and a lighting plan layered for task and evening use.
  • Structural opening with concealed beam
  • Custom white oak and navy cabinetry package
  • Layered task, accent, and ambient lighting

Commercial · Office Build-Out

Union Avenue Workspace Concept

A shell floor plate developed into a professional services office with a considered arrival sequence and flexible meeting space.

Design Challenge
An open shell with exposed structure needed acoustic separation for client meetings without losing the daylight that made the floor plate attractive in the first place.
Scope Concept
Concept scope covers demising and glazed partitions, ceiling and lighting design, mechanical and electrical coordination, millwork reception, and a phasing plan built around building access hours.
  • Glazed partitions with acoustic detailing
  • Millwork reception and lounge seating
  • After-hours phasing for occupied floors

Residential · Whole-Home Renovation

Germantown Residence Concept

A dated two-story home brought forward with exterior corrections and interior reconfiguration handled as one coordinated program.

Design Challenge
Deferred exterior maintenance and a disconnected first-floor layout had to be addressed together so the interior work would not be undone by envelope repairs later.
Scope Concept
Concept scope covers envelope repair and re-cladding, copper gutter and trim detailing, first-floor plan revisions, refinished flooring throughout, and a staged schedule allowing partial occupancy.
  • Envelope repair before interior finishes
  • Reworked first-floor circulation
  • Staged schedule for partial occupancy

Commercial · Retail Renovation

Cooper-Young Retail Concept

An older storefront reworked into a durable retail environment where fixtures, lighting, and finishes carry the brand.

Design Challenge
An irregular historic shell with an uneven masonry wall left little room for standard fixtures, and the schedule had to protect a planned opening date.
Scope Concept
Concept scope covers masonry stabilization and cleaning, custom fixture and casework fabrication, track and accent lighting, storefront glazing, and finish-out sequenced against the opening milestone.
  • Exposed masonry stabilized and cleaned
  • Custom casework fit to an irregular shell
  • Finish-out sequenced to an opening date

Residential · Bath Remodel

Riverside Primary Bath Concept

A compartmentalized primary bath opened into a single calm room with waterproofing and ventilation treated as design decisions.

Design Challenge
The existing layout wasted floor area on partitions, and the room had a history of moisture issues that any cosmetic remodel alone would have repeated.
Scope Concept
Concept scope covers demolition and framing revisions, full waterproofing assembly, relocated ventilation, large-format tile setting, custom walnut vanity, and glass shower fabrication.
  • Full waterproofing assembly detailed
  • Relocated and upsized ventilation
  • Custom walnut vanity and stone tops

Commercial · Pre-Construction Concept

Harbor Town Planning Study

A pre-construction planning exercise showing how scope, sequencing, and selections get documented before a crew arrives on site.

Design Challenge
Projects most often go sideways in the gap between an idea and a buildable plan, where assumptions go unwritten and decisions get deferred into the field.
Scope Concept
Concept scope covers existing-conditions review, scope narrative, selection schedule, trade sequencing, long-lead item tracking, and a milestone calendar reviewed with the owner before mobilization.
  • Written scope narrative and assumptions
  • Selection schedule with decision dates
  • Long-lead tracking and milestone calendar
